What's Open in Downtown Darien Right Now—and What's Still Ahead

Darien's downtown-area businesses are opening on different schedules, depending on the corridor. At Corbin Drive and Boston Post Road, construction continues after its initial target passed. Two miles north on Heights Road, you'll find a Chipotle with a line out the door, a Garden Catering serving its cult-favorite chicken nuggets, and a Greek taverna moving into a space formerly occupied by a national seafood chain.

The two corridors are at different stages: while construction continues at the Corbin District on Post Road, Heights Road has added businesses serving daily errands. The developments are progressing on different schedules, so check a specific storefront's status before planning a visit.

Corbin District Phase Two: Current Status

The Corbin District is Baywater Properties' seven-acre redevelopment at the corner of Boston Post Road and Corbin Drive, and its first phase has been open since 2023, home to longtime tenants like Shoes N More, Green & Tonic, and Darien Toy Box. Phase two is where the timeline gets complicated. Developer David Genovese originally projected retail and offices open by the following summer or fall back in January 2024. That date slipped to summer 2026. As of this summer, the steel structure for One Market Street, the district's main office building, was still being framed, and the building slated to house Millie's, Tatte, and Framebridge hadn't gotten past carpentry on its upper floors.

The confirmed tenant list is genuinely notable for a town this size. McKinsey & Co. is relocating its Stamford office, roughly 270 employees, into the district, joined by Aon Financial Services, Crestwood Advisors, and Janney Montgomery Scott on the office side. On the retail and fitness side, expect Yoga Spark, Barry's Bootcamp, Rhone, and a Tatte Bakery & Café that will be the brand's first Connecticut location. Corsica, a new restaurant from the team behind Barcelona Wine Bar, and Millie's, a seafood concept from Nantucket, round out the dining lineup planned for the Post Road and Corbin Drive corner.

Most recently, MiniLuxe announced on September 11 that it signed a lease for its first Connecticut nail studio inside the Corbin District, with an opening targeted for early 2027.

Phase two has secured financing. Barings provided a $102 million construction loan and Counterpointe Sustainable Real Estate added $63.3 million in Commercial Property Assessed Clean Energy financing, the largest C-PACE assessment ever closed in Connecticut, for a total $165 million package toward phase two. At the time of that announcement, the property's commercial space was already about 80 percent pre-leased. Financing and tenant commitments are in place, while construction continues.

Heights Road: Businesses Now Open and Planned Changes

While Corbin District has been framing walls, the Heights Road corridor in Noroton Heights has been filling storefronts. Heights Crossing, the mixed-use development at Heights Road, brought 65 rental apartments, split between one, two, and three bedroom units with ten designated as affordable housing, alongside nearly 29,000 square feet of retail. Chipotle opened there in December, joining Garden Catering, which opened its own location at 320 Heights Road after building out a 1,150-square-foot space, plus the Goddard School, Pvolve, Sharkey's Cuts for Kids, and Heights Wines & Spirits.

Next door at Darien Commons, the churn has been just as fast. Lykos Taverna, an independent Greek and Mediterranean concept from Bareburger co-founder Euripedes Pelekanos, moved into the space that formerly housed Seamore's after the New York seafood chain closed all of its locations. NAYA Middle Eastern Counter & Grill has been serving fast-casual Middle Eastern food from the same shopping center. Down on Post Road itself, Birdcode brought Connecticut-based hot chicken with a drive-through, and after Duchess closed its 306 Post Road location in February after nearly seventy years in business, Wonder, a food hall delivery concept, is expected to take over the space later this year.

The Old Downtown Never Left

It's worth saying plainly that the historic Post Road strip, the one with Darien Sport Shop anchoring the corner, didn't go anywhere while all this was happening around it. The Corbin District was built to wrap around and extend that stretch, not replace it; construction is taking place alongside an existing town center.

Planning and Zoning Commission Chairman Stephen Olvany told the Darien Times back in January 2024 that the Corbin District, Darien Commons, and Heights Crossing had already added a combined $300 million to the town's grand list before any of the three finished construction. Whatever timeline frustrations exist on the ground, the tax base impact of this stretch of town is already locked in.

What Actually Fills a Fall Weekend Here

None of the construction delays have touched the calendar that actually structures a Darien week. The Darien Farmers' Market runs every Wednesday from 10 a.m. to 2 p.m. at Old Kings Market on Old Kings Highway North, through late November, with the same rotating cast of Fairfield County vendors, Ox Hollow Farm's pasture-raised meats, Riverbank Farm's organic vegetables, Wave Hill Bread's sourdough.

This month brings two of the bigger community fixtures back to back. The Community Fund of Darien's Road Race and Family Fun Day takes over Pear Tree Point Road, and the Darien Community Association's pop-up pumpkin patch opens at its Middlesex Road grounds around the same weekend. October brings the Mather Homestead's Fall Harvest Festival, sponsored by BMW of Darien, with pony rides, hayrides, and the kind of small-town programming that doesn't wait on a construction schedule.

If You're Timing Anything Around the Corbin District

For a visit to the Corbin District, check whether the specific storefront is open before making plans. Heights Road has several open restaurants and businesses serving daily errands, while the Corbin District's first phase is open and its second remains under construction.
